FAQs

HOW DOES TITLE PROTECT AND IDENTITY PLUS WORK?

Title Protect provides a proprietary system that monitors government registry systems for notification of any changes that occurs. The system implements a flag that notifies Title Protect that someone is trying to use your identity for transferring your home, obtaining mortgage or other credit applications (eg. a car loan).

IS TITLE PROTECT A REPLACEMENT FOR TITLE INSURANCE?

No. Title Protect is a supplement for Title Insurance. Title Protect acts as a deterrent to would be title thieves, that makes it harder for them to make changes to your title that lets them conduct their fraud scheme. Title Protect helps owners, title insurance, government agencies and lenders identify potential Title Fraud easier and faster.

WHAT IS TITLE INSURANCE

Nothing is ever perfect, so Title Protect actively recommends that you also obtain a title insurance policy. Title Insurance is an insurance policy that protects owners and lenders from against losses related to the property’s title or fraud. It helps restore your title back to where it was supposed to be prior to the fraud.

WILL TITLE INSURANCE COVER ALL FRAUD?

No. There are many exceptions to title insurance policies where private mortgages are used. Most fraudsters will not get a mortgage from a bank or financial institution (as there is more underwriting and identity verification). Private Lenders do not necessarily obtain title insurance policies, and there are specific exceptions to those policies because the money is private (and lack coverage). As such, a title insurance may not restore title when the fraudster used a private mortgage.

WHO HAS ACCESS TO THE TITLE REGISTRY SYSTEM?

Anyone. There is no limit whom can apply to access your registry system. The only requirements are typically 1) proof of identity, 2) financial resources and 3) good character/accountability. The Thief will 1) use a fake identity, 2) show a bank account which they can pay for the registry services, 3) show that the fake identity has no criminal record or claims.

DOES THE THIEF NEED MY DOCUMENTS TO STEAL MY IDENTITY?

No. With modern technology, the Thief can simply use your name and address to create documents that they need. It makes it even easier if the Thief has access to the property (eg. a Tenant). Very often, the Thief will rent the property, pay the rent regularly and conduct the fraud scheme from the property.

IS IT USUALLY ONE PERSON?

No. Title Thieves usually operate with several members, often bringing in minor accomplices to appear as the “face” to Landlords, Banks and other people while the main thieves work remotely.
